J Scott threatening litigation against people like these is never a good idea, particularly when its a bluff. if the work was done right, ( or not at all), licensed or not, no " damages" actually exist...and lets say a miracle happens and a judgement is granted. ever heard the one about blood out of a turnip?....

For primary residences that the loan is VA or FHA, you can add non-traditional credit, aka cell phone bill, gym membership, etc.
