With hard money loans, you have to always think about your exit strategy as they're not designed to be long-term loans.If your income is where it needs to be and it's just your credit scores that are holding you back, perhaps just take a little time to improve your scores and work on getting them to where they need to be. 

The property is very, very nice and belonged to an elderly gentlemen who kept up the place, but does have two major items that will need addressed in the near future: Roof replacement within the next 5 or so years, and a new AC condenser by Spring 2023.

Because we have been in such a long, positive economic climate (some of which as been propagated with unusual government influence) I think the downturn will be longer than the average down turn.  

Regarding "On Home" I'd say no. 98% of the time solar panels belong on the ground (ground mount) IMO.
