This may appear to be a lofty goal but I am hoping with some advice from all of you and hard work I can accomplish this dream.

Cash flow:Post refi: $109.26 ($1,311.16 annually)Cash on Cash post refi: 24.8% I do plan to get an agent to help me with CMA's, but these are preliminaryNow...There is a child support lien for about $25,000 against the man (whose address is shown as this property on the lien), but i cant find where he is an owner of the house (only the woman's name appears in the public record)...so does this lien affect this property?? 

The website appears to be defunct and can't seem to get a response with a few messages sent.

There seems to be a lot of development out there and the traffic on the 84 going into Boise each day seems to be getting worst by the month, so it would appear there are a lot of people commuting.

It appears to me its only this little niche is selling cash flow SFR rentals were you have agents repping them that don't live or know really anything about the markets they are selling in.. and they put their rep on the line trusting some rehabber...

And the past episodes were taking longer to get to YouTube, but now appear on YouTube the same day they are released.

It appears to me that the two that run it have found a great way to get some extra cash to invest on their own deals.  

If the deal ís right, the money will always appear. 

It appears that you're seeing higher cap rates because the market is shifting that way.When the cap rate on a project doesn't make sense, Google any news on the market cap rate.
