Stanley - I would suggest that you go have 3-5 conversations with lenders and understand how much they are willing to lend to you given your financial situation.

I think that urban office still has a lot more pain to go through, but I wonder if many people will want to get out of the house to work in the next few years, but not have to commute through to downtown.

I'd suggest avoiding co-ops if you want the option to rent it out later.

Suggest you find on your own and have a licensed realtor to represent you. 

I wonder if this is sufficient.  

So supposedly section 8 per a property owner would have you stuffing wool in any and all holes of a rented property, I wonder what HUD would have to say?  

I'm still running the numbers on properties every day, but I was wondering if anyone had other suggestions, or tips for investing out of state into a better market. 

I am currently looking for a new PM and wondering if that's an area you are interested in expanding to, or if you know of any MTR PMs that operate in that area that you would recommend?
