@Aristotle Rivera My wife and I lived in Swansboro prior to having children and we loved the area and there is a constant concerted effort by the community at large to keep the area quaint and limit commercial expansion (it took a long time to get a Walmart approved to build there).

Also not having a walmart or lowes in town is kind of a pain when setting it up or needing things quickly, but guests really seem to love the more remote setting so it's a give and take.Similar to Hurricane I'm not sure how sustainable the current occupancy rates are once the post-covid boom settles down, but we went live in March and have been booked pretty much solid ever since.

I stay pretty close to 3x rule but keep in mind most of my rentals are generally around 500$ a month so you don’t exactly have to be a doctor engineer or attorney to rent from me lol a Walmart or cvs employee is just fine for me .

I'm not familiar enough with the Winnsboro market but with the power plant out and now Walmart shutting down I can't imagine it's really booming!
