We have clients that have used FHA regular and 203K loans in areas that they would not necessarily want to live forever, but it was a means to an end. 

You can do things like request updated tenant information, new signed leases that kick in at close of escrow, rekey or get key copies, estoppel agreements (outlining the deposits held by the selling owner),  etc.

It's updated every year and is the best $40 you'll spend as a Landlord.

If you dig in on the south or west side, you should be getting deals that are distressed enough to just use regular hard/bridge/private money that is expensive. 

Any updates on wholesaling apartments?

Make sure up date light outlets and switches as well as door hinges and handles.

Since you are buying a newer cabin you will not have to worry about this as much.My strategy is buying cabins in great locations that need major updates and completing the majority of the work myself.
