My short term goals are to 1) establish a working relationship with home flippers in the area and to cater to their needs profit wise  2) Help motivated sellers quickly get out of what can be a bind.

I would have more sympathy for the guy who sat there in the dark because he couldn't afford rent and utilities, than to someone who just decides to steal what they won't pay for (starving people in third-world countries without money stealing food excepted). 

If you prefer to close on as many as possible but don't necessarily need all, then one contract for each with no language linking the contracts would be smarter because you can bail on any that have serious problems you don't want to deal with.There is a lot of experience and knowledge on this site, I expect you'll get other food for thought as well.

I currently am a truck driver for the oil fields here in Pennsylvania and make on avg 4000 take home per month and my monthly expenses are 1300 for bills not including food and other expenses for children and personal.
