I reached out to the listing agent during the first auction, and he promised to have it fixed, but now we're on the fourth auction and it still hasn't been.This is not fair for those who are bidding, nor for the homeowners across the street who are not behind on their mortgage and not selling their house.How can I get this fixed?

It's more of an issue for disclosure items like talking about the seller's situation to the buyer or talking about the buyer's situation to the listing agent or the seller.Having the agreement also allows the agent to negotiate on the behalf of the buyer.Also, it protects the agent in situations where a seller or an unethical listing agent tries to cut your agent out of the picture with the promise of a better deal.There are several hours of training on laws of agency.

@Cameron Oades Hi Cameron - there are a few markets in Quebec and Ontario (not the GTA) that I've been working in that still have great cash flow and moderate but steady increases in property value.I go for communities that show a 4-6% increase in value, a less than 10% overall vacancy rate (I aim for 5) and constant increases in population.I am currently working on 5 deals that are quite promising.
