@Louie Jhan Centeno Maglaque  Can you do simple repairs like replace a garbage disposer, replace a hot water heater, replace a motor or capacitor in a central air unit? 

A tenant in a property I don’t live near (but I don’t have a property manager for) said their garbage disposal isn’t working.

I started one but I have already had to spend on maintenance for a couple minor things ( lawncare, broken garbage disposal)  and I would really like to have a spot on my spreadsheet where I can make notes about what an expense amount was for. 

I am really fired up to get more properties and I want to utilize every tool at my disposal.

I rented an insulation vacuum, vacuumed and disposed, cleansed the attic, installed baffles and wind blocks, and reblew the insulation and saved about $4500.   

I was researching another property and happened to see that Bids are being accepted in Attleboro, MA for 'disposal' of two properties.

No complexities or anything else, just a number with the name of the place i spent money.The simple act of tracking the expenses and thinking about it changed the way i spend money, and i now save the majority of my disposable income.

If that's the case, be sure to get some quotes for what razing them would cost as the disposal and equipment fees would be several thousand dollars.Sometimes a local fire department will burn down a building for "practice" but nowadays that may create too big of an environmental impact.If you could pick up that property with it's present usage, can you envision a "highest and best" different usage for that much acreage in that area?

Until then I actually thought that investing in real estate was only for wealthy people with tons of disposable income that they needed somewhere to park.That brings us to today.
