I can buy a top freezer model new one for 500-600 on sale at home depot, so I would not split the used model they are eyeing as that is a bad price for a used fridge.

We could have just given him a 30-day notice to terminate the lease and finish at that once we knew he was problematic.The fixes required to get the condo in shape were above $200 which is the threshold over which they are required by contract to get my approval and they didn't.Some of the repairs done to the condo were performed poorly and cost a lot.In general, I know I did a bad job of keeping on eye on them but I feel that the way they have been managing my condo was negligent at best.

I would say that your tenants went in there with their eyes open and made a contract with you, they owe you till it's re-rented in my opinion.

The first tenant to leave us with a $600 unpaid bill and we had no recourse but to pay it to be able to set up the next tenant opened our eyes to being able to see and control what is getting paid or not.
