If they pay within that 5 day's which are concurrent (not business day's)  you go on as nothing ever happened and the 5 day notice is automatically cancelled.

Here is question for HML's out there- do you wait 3 business days after the GFE to close for a business loan to a business entity or is that loan exempt?

@Steve Might I think every landlord has had a tenant do something like this to them.Some things we do to protect ourselves as best we can:- Once their application is approved they have 5 business days to give us a deposit (equal to 1 months rent)-We explain to them that by them giving us the deposit its a 2 way street - A.

I typically close loans in less than 10 business days from application and just recently closed a loan on a Tuesday that was applied for late on the prior Thursday.

The LE must be delivered within 3 business days of application and at least 7 business days prior to closing. 

As far as work orders reply with your service call will be done in timely manner between 9 to 5 within the next 3 business days. you do not need to be home for the appointment.

If invoices are paid by January 25th, they should be collecting fees and preparing everything for a payment on the first business day of the following month.There's also no reason to give the tenant the entire month to pay rent.

Once Cozy gets it, it only takes a day, but it's 3-4 business days from tenant to Cozy right now. 

I looked at Cozy but there ach payments take 5 business days to process unless you pay a fee for express service.
