Depending on it's initial condition and your appetite for living in a construction zone, this is an option as well.

Develop a keen sense of financial acumen and a ravenous appetite for opportunities.

My appetite for risk isn't low but I do not want to be overly aggressive given where we are in the market cycle and given the fact that this is California.

Legal- permits, zoning, EPA, OSHA, Handicap, any grandfathered in items which you will lose such as fire sprinkler noncompliance; Kitchen or Stove fire suppression, smoke detectors, carbon monoxide detectors, maintenance/inspection checklists, C.
