I have a corporate rental in Houston Texas near downtown and medical facilities but it is a 3 bedroom 2.5 bath so traveling nurses (who are great renters but typically travel solo) don't really appeal to my property but it might with yours.

This will vary with markets but kitchen, bathroom, and landscaping (curb appeal) have the highest returns.

What about other aspects such as desirability from location on the street, how appealing the entrance or display window is, restaurant vs office space, etc?

There is definitely appeal on the 2yr lease.

It's a run down area without any gentrification visible or planned in the near future.35208 is a similar area as 35204 but it is more appealing to the eyes & gentrification has started.

BUT it seems a bit daunting to get started.The main concern I have is that the big appeal comes from the fact that there are fewer and fewer parks every year from those that are sold and converted to some other use. 

As far as my goals, I would love to help an investor up that curb appeal while adding some investing tools to my toolbelt.
