If still not enough data, I'll slowly widen the radius - but there's almost as much art as there is science.I dream of the day someone asks me to run comps on a townhouse in a long row of identical townhouses.As to the strategy of under pricing a home to stimulate a bidding war, that's a valid strategy IF the local market will support it.
