I think that if they’ve invested, either monetarily or emotionally in a particular “money making” system, then they can’t handle any negative information about the “system”, methodology and or strategy that they’ve emotionally and or monetarily invested in.  

Write down your goals, plans, and systems on paper. 

Which is why lenders have their own recommendations for people they know will work with the system. 

Its not a perfect system because its an ongoing work in process but i wouldnt have been able to do it without.

Modern floor plans, modern mechanical systems, well insulated, generally separately metered etc.

So we usually stay well away from giving estimates in our report because we are meant be experts at looking through multiple systems in a home and how they all work together, not necessarily experts on the individual systems themselves.

the challenges with flips  is that there are so many angles to try and cover / consider that it is somewhat like spokes on a wheel… even if you just take it system by system… roof, plumbing, AC, foundation, subfloors, electrical, appliances, septic, materials expenses, holding costs, taxes, etc.  

We are taught and automatically born into a system that turn us into "financial slaves" or "financial soldiers" of the system.  

This project required the complete replacement of the sewer system under the home and from the home to the city tap in the alley.
