One can walk into ANY Home Depot or Lowes and find an assortment of 2 prong outlets. 

This is a hoarding situation in and on the whole property where neighbors have complained for years with police out on a regular basis and drug use that now the property finally got condemned and they will most likely just walk away from the property and leave it( you would have to see what is outside of the house to believe it).

I did a complete walk through and review of the financials of the 18 units in 4 separate buildings.

Never in a million years would I see that happening when you walk into your lender and say, "Hi, I've managed 1 property in my life, I would like to buy 1392 please."  

I liked it and agreed to help covering the BRRRR strategy, help people analyze a deal, walk a job, help them deal with construction issues etc. 

Walk away.

That reminded me of the other thing I do when the appraiser walks through the property.

It seems a little messy splitting equity and the cash-out refi check, as opposed to a flip where you just split the profits and walk away.
