@Jordan Meyer I wish managers would use some level of dynamic pricing. 

New landlords dont know the dynamics and all tenants are different, Im not a fan of being neighbors even less roommates with your tenants.

Also paint the Visual exterior sides a consistent light color to reflect the sun.

I just googled ac drain line and a bunch of great photos came up and I'm sure they will be very helpful to give you a visual of whats going on and you can search more specific to what your ac unit is. 

I acquired a 28 unit and had 3rd party management take over the day to day right after acquisition to understand the dynamics of a new market to eventually take over sometime in the future.

In the meantime, I would try to find things to do around the property that are visual improvements.

I definitely have learned to immerse myself into this dynamic world.
