But for the area the average rent came out to be 2600 to 2700 with some outliers of 3000 I don't think its worth it either even with the wrong amounts of math the deal still yield a negative ROI.Thanks Victor I will call a local agent to get better numbers for a better exterminate.

@Kelly Stevens if you approach your agent as a serious investor with proof of funds (cash statements, pre-approval for lending, or a viable LOC), a solid idea as to what your looking for (SFR, MFR, Etc) and a path forward regarding a timeline they shouldn’t be upset.
