Some other ideas - only include property characteristics of properties that are selling the most (ie - style, beds, baths, etc.), the age of the homeowner (ie - over 65 yrs old), or by location where investors are buying.

Make sure the properties you are comparing have very similar characteristics to the property you're analyzing - square footage, # bedrooms, # baths, pool/no pool, etc.
