If you're buying a place turnkey you're unlikely to be able cash flow positive or even break even, especially if you're paying a manager (although management fees are the lowest in the country here due to all of the competition). 

While the market appears promising, it does seem to come with higher prices, rising HOA fees, and increased competition.

Because a large percentage of the charges are base fees that do not change based on use!

Now i send this property to my buyers list with verbiage of "realtors stack your fee on top".

South Carolina imposes a deed recording fee of $1.85 per $500 regardless of county.

They told me to collect the fee up front which obviously I cannot do.

Reply back was that would work, we raised the interest rate slightly and I paid for the attorney fee to update the note, which was only a few hundred dollars.Just a thought!
