those who truly Make Money, generally don't like to give the real details for fear of encouraging competition (obviously, a few stellar exceptions here).

Since there's some new interest in Roofstock, I thought I'd post my experience which, unfortunately, hasn't been as stellar as others.  

Since he already said his landlord may give him a so-so reference, you need to find out what the cause of the less than stellar reference is.  

Va financing for 1-4 family is standard and credit does not need to be stellar

I have 2 TK properties and they're ok - not stellar - but they've cash flowed decently.

Ultimately the question I can add to these stellar options is this...You seem to like both options.  

I feel like unless you know them personally or they have a stellar reputation Id steer clear of them. 

And if rent's go up in proportion to make fractional ownership returns make sense, it means solo ownership returns would be stellar and conventional or DSCR financing would be uber easy as the property would qualify itself, so no need to chop it up between all the fractional shares. 

The returns can be stellar with the right operator.
