Like others, we started with podcasts (Bigger Pockets, Apartment Investing Journey, etc.) and just soaked up everything we could about the space - what's a Cap Rate?

Just start soaking up information and do a little digging within yourself to see what you want out of life.

Find a someone who is where you want to be and soak up their knowledge, read everything, and then take action.  

My goal is to soak up all the knowledge I can in this year and have a set plan to get my foot into the door of REI once I transfer.

Have had a lot of time on my hands lately and have been using that to absolutely soak up as much information as possible through books, podcasts, and the BP forum.

Like i put in my profile, i'm like a dry sponge just waiting to soak up all the info/knowledged i can from people who have been there done that.

Your best bet is to seal up & repair everything you can, keep vegetation away from the building, make sure there's no food around (like pet food or bird seed) & that the tenant keeps their place clean & food-free.
