Schools aren't as solid as gwinnett so tenants tend to be less sticky.From a duplex perspective - 2/1 units lease up very well in the outer markets like Cartersville, Douglasville, Newnan ect.

The problem you're going to run into is Fannie/Freddie doesn't allow second home loans on anything but a single family residence (yes can be condo, townhouse, etc. just not 2-4 unit) so you're automatically thrown into the investment loan world.

I have deals of all kinds, right now on my last three deals for some weird reason one come from wholesaler, the second from MLS and the third knocking a door.Having a partner in looking for deals is critical so you can brainstorm and make sure that is indeed a good deal.
