It's a simple and understandable number when speaking to anyone even those who aren't investors and you can call it "vanity", but others might feel it motivating in that seeing their successes simply like that and it might help encourage them to press forward even when things are difficult.

Deed the property into a land trust OWNED BY the LLC.This will provide anonymity, which is critical to protection simply because it is very difficult for someone to sue you without knowing exactly what you own.

I can only conclude that someone with a lot of cash was getting anxious to deploy their money quickly and was willing to pay well above what the broker (and many buyers) thought it would sell for.Perhaps it is not such a bad time to sell!

Personally, what I've been doing is simply adding up these individual expenses, and then come tax time or whatever, simply divide it among the number of properties that I have, and then add that number to the specific unit in question's maintenance/repair expenses.
