I'm self-managing ~60 units on the south side and for the most part, doing great.

A good property manager is absolutely paramount if you're not going to self-manage. 

I'm looking to self manage and also manage a few units of some one else's portfolio.

Your post, @Steven Westlake, reminds me of others here asking about car washes and self-storage facilities.

Like right now.That's the beauty of the self-contained spas that trickle through a small heater and stay hot 24/7/365.Just my $0.02

Not much to add, just wanted to express condolences...this sometimes happens in this game, even to the best of us.My only advice would be to stall and buy some time.

A self analysis of these items should help you decide whether it makes sense to proceed with the improvements or if perhaps you are better suited selling the building as-is and re-invest your capital and time into projects that better align with your core competencies. 

IMO self managing is VERY doable for a house hack or for any of your first handful of properties.
