Well, they are once you get 20+ units but if you're starting with 1 SFR or 1 duplex you have to factor in how much those plane tickets will eat into your "$100/month cash-flow" (just to pick a random metric some people use here on BP).

Although I don't think the wholesaler should've split the cost with you because it's not their job to do your due diligence for you, I do think think that there is a chance they are in cahoots with that contractor and are selling 'fake deals' to other newer investors and by not outing them they'll get away with it.

While colleges are a great economic driver for a given area (and therefore a good considerations), too often, new storage investors think that students are a great customer...and they are but only from May to August so basing a year round business solely on a seasonal customer can get you in trouble.

The front house needs big ticket items done - there aren’t even any interior walls (roof, windows, a little foundational work, update electrical, carpets) but is in “good” condition otherwise.
