Where I am, land is pretty expensive, but the lot I was referring to was literally just a fenced dirt lot.

These amounts are reasonable but depends on what area - for example, in Philadelphia we charge 8% for full-service PM but charge 20% markup on maintenance and a full month for find a tenant - would call a reference or two before you jump in

Best way to find a lender is from someone referring from personal experience .

Check credit (I'd recommend at least 650 and higher), check income by getting 3 months worth of paystubs (make sure they earn at least 3 times the monthly rent), I'd also recommend calling their old landlord for a tenant reference.
