So banks will concentrate on their local players and lend to them..

I have some lower end Memphis stock I bought at tax sale and I offered it to a few BP players here and basically got offers at wholesale prices which is understandable .

there are also not very many transaction funding players out there that would fund this transaction.so figure out how your end buyer will be funding the deal and that will determine in which direction to move to.if you need more help just PM me....peter

There are good opportunities, but competition is increasing.There are some large players in the market who have their own realty companies and funds.
