My aunt lived for 40 years in a rent controlled apt on W68th in Manhattan. 1BR needing serious upgrade, 5th floor walk-up.

When we were looking for our 1st househack we saw a rent stabilized 8U in Manhattan, and the broker gave us a spiel about all the ways to get out the tenants and reduce the units to get off rent control.

Basically, I do NOT plan to move out of my apt in Manhattan so am looking at condos or multifamily homes.
