But I will say that 1031 will not apply, that needs to be a longer-term hold/investment. 1031 applies to rentals, STRs, MTRs that are held for much longer. 

I haven’t closed my first deal yet, but I’m laser-focused on getting in the game and becoming ‘the guy’ people call when deals come up. 

I don’t know how 2 people got 3 homestead exemptions but that seems like something the local taxing authority could catch pretty easy.

People carry too much debt and even if the debt was forgiven or paid off, incomes don't match affordability.

VRBO does not seem to do the same guest verification or background checks as Airbnb and you have to opt in to Damage Protection (insurance or deposit) which I've read can detract people from booking.

Maybe they are trying to annoy people with low rate mortgages on purpose to get them to refinance (conspiracy theory alert)?

People realize they are not going to get 1/3 of value whether it takes a month or a year because of holding and closing costs.

When ADU is complete, rent it or move in and remodel main house.After a few years, I think it is highly likely (again wouldn’t count on it, but would leave the possibility open) that CO allows and encourages those who build ADUs to subdivide their properties so that more people can own their homes.sell the ADU and main house separately, benefit from enormous upside.
