@David Zocchi -- I actually looked at a fourplex in this area, so I have a story that will help add some context to the neighborhood...The numbers looked great on paper, and the price was right, so my client was quite excited to go and view the property and make an offer...As soon as we turn the corner into the neighborhood, there was a guy with a couple pitbulls nearby throwing money into the air and rapping into the camera while filming a rap video with his friends.

My wife and I started thinking long term and thought it would be good to have her mom stay in this condo while we pay for the PITI (we look at it this way rather than paying a daycare/nanny which could be in the $1500-2000 range per month for a few years - yes, they are that expensive).

The most interesting yet maybe difficult to do: speak to the neighbor right across the street from the house to do one of the two: if they're a stay home mom/dad/whatever, ask them to keep an eye and answer my phonecalls or let me install a wireless camera on his house pointing towards mine, so I can just grab my phone and see what's going on in my house.
