If the strike price is for less than the loan you are just going to have some seriously pissed off buyers when they can't buy the house when they exercise the option.

That's good to know that you guys jump on deals within hours of learning of them, after running the numbers to know if it is a deal or not.Thanks, I agree and know that if the numbers work - albeit conservatively speaking - I'm going to jump in and see if it's within striking distance of my target price.I've bought cars at auction and did pick-up value, this will be my first with a home.

Got a call from Market Leader which strikes me as a bit pricey (one high end local zip code quoted @ $52/lead/mo., they'll guarantee 11/mo. for a total of $621/mo. including a required fee for CRM). 6-month minimum means a fairly significant cost for what amounts to an experiment.Hoping to shed some light with your help on the likelihood of success with this source.

.#1, you don't sell the property when wholesaling you sell your contract giving another, the assignee, the right to buy under that contract for a fee.There was a suggestion to set a purchase price lower, your option price needs to cover that spread to a lower strike price as your buyer has the right to purchase the next month or at anytime over the term of an option.
