My main take away so far is that I am probably overthinking the cost quite a bit.

You'll need to figure out how to wire it (it's not that tricky, a lot of devices have a 12v power supply) or pick a different model that can plug into a wall but has similar specs. 

Just the economics of this market show there is room for prices to continue to rise - supply and demand.

I applaud the efforts of others but I don't feel the need to supply a bunch of snacks, especially with a larger home where I would have to leave a lot for everyone.

Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.

You can definitely house hack in California, too - you could buy a place with an ADU, live in the ADU and rent out the larger main house.
