So MF unit over 15 years old is rent controlled (with a couple exceptions mostly for owner occupied 2 units) and MF unit that is under 15 years old is not rent controlled (again with some exceptions but they are unlikely to be applicable).

@Kristen DolotinaYES 100% a service like that existsSpeaking from experienceI had an out of state investor purchase a duplex in Texas & after closing the PM company handled the applications, screenings, placement of tenants for a 1 months rent fee.MY SUGGESTION:Google a local Real Estate Brokerage and call that number and just ask the person at the front desk (who answers the phone) who their recommendation is for a PM company and why.

He has already submitted an application through Zillow, and we have the contact number of his current home manager.Please let me know if it's still a good idea to ask the potential tenant for a recommendation letter from their current landlord, or if calling the manager would suffice.By the way, what should we do if the tenant has simply provided a friend’s number, and the friend pretends to be the landlord or property manager, or if he just make fake letter?
