I would love for him to not have to worry about a college education and student debt and I would love to be able to leave him a small nest egg when I'm gone.

Students are a good resource for non high $$$ productions and they have to flexible time to do it

@Spencer Hilligoss Since demand is market-specific, would you say that generally, a 2-3 bedroom single family house would be easier to rent out to families as opposed to singles or students?

The indicators given were a historically high amount of equity in primary residences, employers using bonuses to reward employees vs. salary increases, and college students choosing STEM degrees vs. liberal arts degrees. 

@Tim Gordon I don't have a lot of money, being that I am a college student with only a couple thousand.

However I do know personally I have funded at least 500 deals over the years for his students.. or his clients as he started as a turn key marketer.. so he knows the business.
