The situation we are faced with now is whether or not we should take a chance and renovate one of the units bathroom and kitchen prior to selling in hopes of making a return on the money put in for the renovations.

Try another title company.Also why wont the prior seller sign an uninsured title affidavit.

And the property managed by a "preferred property manager" instead of buying a turnkey property through a trusted provider and keeping everything under the same roof.Would love thoughts from fellow turnkey providers, lenders and investors.Is the trend going in the DIY direction nowadays more than prior years?

Banks often require you to have a full set of documents including an accepted offer in their files and the short sale case oened 37 days prior to the auction date. 

Purchase price: $585,000 Cash invested: $10,000 Utilized A&N's 5% down multi unit conventional option prior to the 5% down option becoming widely available.

Payments are to be handled by outside/3rd party escrow (mortgage, taxes, insurance, etc), vendor to be determined prior to close of this escrow.  

The roof and the floors were not huge costs to us the buyer, as the seller filed an insurance claim for water damage just prior to our offer closing.

I've had prior tenants call me fair which I appreciate.
