Ultimately I had a vision for how this particular home could easily be improved and rented for top market without much headache.How did you find this deal and how did you negotiate it?

I will treat a witness as a trespasser.I want to really emphasize that this lady is a major headache and may have mental issues.It is possible she has been fired from her job as well. 

I bought a multifamily property that was undervalued, so working on renovations and improvements now.

@Nathan Gesner My justification for taking the risk is that I have a solid W2 job so I can afford to take a hit for a couple of months for vacancies and maintenance.

Average maintenance and capital improvement: 350/month (4-5kyr).

They both have great jobs as nurses.

I am new to real estate investing and want to break free from my 3pm-11pm job.

Paint is not rocket science, and he asked if I had any work that needed doing, so I let him do the paint job instead of my painter (accepting in my mind that if he didn't do a great job this was going to be charity).

I believe my property manager does a good job and keeps me informed.

Population is growing and the job market is strong (major employers developing like Intel, Amazon, Meta, etc.)
