I am having the same connection issues with Stessa and they haven't been able to get it fixed.

I agree they had communication issues during a transition period that we dealt with, but things have improved from last year. 

I’m having issues with them as they’ve grown & only worried about their  reputation & anyway to make extra money.

The minimum "initial" lease term in Atlanta is 2 or 3 months, so they don't qualify as STRs, and thus don't have the same regulatory issues.

It sounds like you will have an issue obtaining financing.

Keep your chin up and try to limit contact with your lawyer to dealing with actual issues with opposing counsel.

That's also what the lender told me, it would take too long and thus make me as a buyer less competitive once we're in UW. well just pay cash and refi.. that would solve your issues.

We are trying figure out the best way to address this issue. 

And, if they had issues in the far past, it can still be a red flag too.

@Darrell Overly  there are certainly enough mobile homes in the area around phoenix (East Mesa/Apache juction) but your issue may be the age of the homes and any limitations the park has on renting.
