Oregon same thing its at 100 but that includes 25 to 40k just for permits.. so really not that bad.. and the terrifs for us just affected lumber so our 20k lumber pack when to 30k for a 2500 sq ft subdivision home with builder grades.450 a foot like what he is talking about I have only really seen that in Palm springs La Quinta big 5000 to 7000 sq ft single levels with top of the line everything and those hidden window walls that are 30 feet wide. 

A house in a C+ neighborhood can cost $450K for roughly 2400 sq feet.

(Homes less than 1200 square feet generally depreciate or fail to gain strongly in value, even in "stick built".Most banks do not understand manufactured home chattel lending and tend to avoid it.

My Plan: I want to start with wholesaling to: Get my feet wet, clear up a few personal finances (3-4 deals probably do that), and then start building income for the next step of flipping.  

But if you assume that someone can walk 528 feet, it's a Fair Housing violation.Seriously. 

There is no standard way to measure square feet unless your state by law has a predetermined method. 

@Chris Jensen Sounds like a plan, but after a couple rounds of doing it, will it be difficult to get more properties refinanced?  

if you don't spend too much in rehabbing, it would be a good one to get your feet wet.
