I spent some extra time to carefully craft my answer to be as much positive and as less negative that I could I still got and rude and arrogant answer back suggesting that I don't know what I'm talking about.

Especially since I did extra work on the property including adding palm trees to the front and fenced in the backyard which SHOULD have made it sell for even higher or at least projected.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

If you ultimately take the property the extra years of taxes that accrue can eat into your profits or even cause you to have a loss. 

Preferred equity tiers really act more like a secondary debt layer.

If not, the extra yield is not worth it.

. - Free would be nice but if it's paid and has extra functionality I would consider. - Interest earning (not a ****** 0.2% either).

Otherwise I’m better off just lowering my price to a number still above your offer, or paying my realtor an extra percent to “handle it all”.
