I envisioned perhaps doing 2 a year.

To me a DST seems like an obvious solution without quite the education curve a NNN property might require, but I may also just be ignorant.Without going into all the reasons why/how, in my "dream" I envision myself using basically using the same skill set I have acquired to get in front of these owners (cold calling, databasing, proposing, building relationships, etc.), but presenting them with the DST as a solution.

I believe in your recommendation, I envision something like a second mortgage form as a term loan. 

Being a realtor as well, I've heard so many people say that they can "envision" an empty house all furnished or whatever, but my experience shows me that staged houses do just sell faster and likely for more.

I won’t argue that history shows it always does over a long horizon, but it’s not a guarantee, even you envision an up to 7 percent drop. im all for max leverage when real estate is fairly valued or undervalued and your example makes perfect sense in that scenario.   

I envisioned an aspiring wholesaler as one with a knack for negotiating, who would spend hundreds of hours self-teaching everything a fix and flip investor would have to know, plus direct marketing, before spending countless more hours networking for every aspect of the transaction (along with private money lenders for those properties that look ideal to fix and flip/fix and hold for his or her own portfolio).

But as you transform your life into what you envision for yourself, I think you do need to begin to populate it with the people who help you become your best self. 

Quicker equity growth than somewhere without the rail such as Mililani or Wahiawa, but I do not foresee, like some envision, a pot of gold at the end of this rainbow.What do you guys think?

Not the structure I know you envisioned, and I appreciate your enthusiasm and excellent questions, but you haven't earned anything yet.
