@Joon Kim Negotiating furniture into the deal in addition to the sale price is normal and I could even see including the “business”/ future bookings for a little extra, but asking for more than a year gross income and adding in the threat of a deed restriction if you don’t pay $100k would really rub me the wrong way.

That was in a very low interest rate environment, and about zero threat of a recession and pre-Ukraine/Russia...There is a reason why this is called "investing" --- its not a job.
