I have sent back a counter-offer... 12% in 6 months for an unsecured deal - which would be $1800 on $15,000 which is appealing enough to me to offset the risk.

You can have the original contract purchase price be extremely low, and then have the seller sign a new one every time you need to submit a counter offer.

Caleb,My only thought is it is not priced right.I had a Realtor we're using put a property on the market for us yesterday as we got an acceptable counter offer from the lender.
