They are set to change the zoning in my area, allowing ADU's and other construction.

I also own a water restoration and general maintenance business in the area and the amount of STR owners that we have spoken with is insane.  

Fast forward 20 years: I now have money in the bank, excellent credit, live modestly on my own, and run a business that’s doing well.Unfortunately, I wasn’t able to save much for retirement during most of my life.

I have questions about their business acumen though.

You must have the intent to hold the relinquished property and the replacement property for rental, investment or business use. 

To survive, you have to know that is a business however, not a job.

Most of these course instructors aren't qualified to teach anything but the most elementary real estate concepts and try to make their courses more marketable by teaching concepts they have no business teaching.
