I wish i could learn from the top agent and offer my labor for free but me and my wife just had our baby 3 months ago and i cant just stop putting food on the table.

Here’s the secret ....You have all your tenants on a month to month lease . when you show up and see Fido the super hero service dog . ..You tell the tenant to lose the mutt ...When they go on a tirade about how they We’re mistreated as a child  ..have ptsd and got a certificate for their “ service” dog ,I just hand them a no renewal paper telling them to be out in 30 days .they can go live with Fido under a bridge somewhere eating out of the same can of dog food as far as I’m concerned 

Is it someone with furniture and food in the fridge?

Where else can you brewery hop with your dogs, eat the best ever Thai food from within a hut placed amongst gardens and flowing fountains, catch a ghost sighting within the historical downtown then run out and ride a killer wave and probably be greeted by some dolphins while you're at it!

I agree, affordability has impact, although a residence is a fundamental human need, that with water and food.

Like I imagine the property developer has a checklist of like Whole Foods and Starbucks and moves on down the list trying to sell the space.

So I will just give you some food for thought.  

The weather is beautiful and the food is good.

You will also have books, food and housing.
