A successful investor's time may be worth hundreds of dollars per hour.

I sold it at 7.5 percent over the course of 30 years and if the party defaults i immediately retake possession pocket the hundred thousand and the months of 7,000 payments and now I have an asset that is probably worth significantly more then when I sold it.

Also my budget is in the low hundreds not thousands per month.  

We have purchased hundreds of properties at Tax Sales, and in a few cases have not done a Quiet Title Action and waited the 21 years. 

I get hundreds of emails every week from wholesalers, and every single one of them demands a "non-refundable $2500 deposit to lock up the deal."

If they allowed you to install a generic box for the address, what's to prevent everyone with a multi-family from doing the same and thereby adding hundreds or thousands of addresses to a city?

I only have 12 sets of appliances but I probably replaced 2 per year  so I’m getting about 6 years on average  if you’re really having problems check a nationwide appliance shop like RC Wiley  you can get a 6 year warranty for a couple hundred dollars.  

With a cash-out, I could have pulled my initial investment out, but I would have been losing several hundred dollars a month to expenses.

If you don't want the partnership at all, then you should ask your brother if he is okay with that and instead maybe you give him a market rent or even a few hundred below market for a year or two as a "my bad, I didn't think his through but I still love ya."
