Increase income, decrease DTI, and buy a home (i.e., get a higher paying job, work two jobs, go to trade school, get a higher paying degree, live in affordable area, etc...these are things that most of us did).

How many people hours at what pay, plus cost of buying lists, plus skip tracing, plus phone/texting charges, plus office overhead and so on and so on.Noobs think texting is cheap to free ;-)

Knowing my situation, if my wife and I were doing something like this, I'd be OK with buying something sooner and cheaper, but my wife would prefer to wait a little longer to save more to buy something nicer.

If you can solve their problem, you can usually buy the house.When you are a new wholesaler, the best thing you can do is to get some reps calling and looking for another wholesaler in the area, before you put your own money down on it.

Buyers don’t care if you shelled out more on the rehab, if you’re priced too high, you’ll end up sitting on the market way longer than you want, driving up holding costs.Lastly if your buying on market, REO or Corporate sellers are dominating and not as willing to negotiate as owners would.

I prefer buy and hold.

I would build the big house and do a cool deck out towards the creek.
