To make such broad judgments about an entire metropolitan area based on 5-10 miles of the city is a poor assumption in my opinion.My market is so competitive, I'm happy the media is keeping folks out.

One word of caution, don't take a first job that is oriented around construction or construction management, I have found it very hard for folks to move from construction to development without some loss of career traction to do so.For example, I come from a family of real estate developers, but I was ambitious to learn rapidly and work for others in the multi-family development domain, so I obtained my first job (asst. project manager) for a division of KB Home (Kaufman and Broad Multi-Housing) that developed in-house apartment projects.

They will also tell you, broadly, how the HOA is supposed to operate...meetings, voting, changing rules, budgeting, and the rules you and/or your tenants will be required to abide by...or even limit how you can rent "your" condo.

You often will have to anticipate and include in your contract how to handle a wide array of issues such as: disputes, unwinds and terminations, dissociations, contributions etc.. 

"Specialized" for lawyers means they are licensed by the State Broad of Legal Specialization by meeting additional requirements set out by that board, in addition to being licensed by the State Bar of Texas. 

There are way too many threads on here where you have many frivolous quacks, running around blatantly defrauding people and extorting money from them in broad daylight and all your suggestions usually are -- "...it was probably just a mistake..." or "...just pay and move on..." 

Commercial real estate is a very broad term. 

A friend of mine actually got jumped by teenagers in broad daylight on the SRT over there.
