I saw one triplex where the guy put in brand new light oak laminate floor and he let the tenants paint .. they painted the walls a dark crimson color and never used a drop cloths they splattered it all over the floors around the perimeter of every wall .

I read somewhere that the property I buy cannot be a brand new property, is this true?

I have been wholesaling for over a year but am brand new to the lease option idea.

Again I'm brand new to this.

Remember that if you are building in a neighborhood that there are no newly built houses you have to be able to beat the price of those old houses although your property is brand new and the rest of the neighborhood is not (If the comps are older than 10 yrs then you will be able to sell for a little more but as an investor don't count on it...). 

You will meet a nice girl and get married and have kids and you will want a nice brand new 3000 sq ft house in the suburbs.

Most companies will only lease your roof if its a brand new roof with a full 25-year warranty that is in tact.
