You really need 50k to start and then make sure you get into the right market where your exposure on any one deal all in is 25k.I advise people all the time on how to get started.

Then my advise will be to focus your search on a SFH with a basement that has a walkout entrance to keep it as separate as possible, in case you decide to rent it out.

Do exactly as the advisor advises, ask who would represent you in an audit and set aside some money for their services.
